This 12-step process ensures a structured and client-focused approach to building a home, from the initial contact through to the final closing.

Actions:
  • Schedule an initial meeting.
  • Discuss the client's vision, lifestyle, and requirements for their new home.

Connect with our preferred lending partner to help you discover your purchasing power and loan programs available to you.

 
Objective:

Ensure the client has a clear understanding of their financial capacity.

Actions:
  • Assist the client in getting pre-qualified for a mortgage.
  • Connect the client with preferred lenders if needed.
  • Discuss financing options and budget constraints.
  • Answer questions from Chapter 1 & 2 of the Homeowner Guide (Can refer to TW
    team for answers)

If you already own a lot or have a site selected, our team will provide a site evaluation to determine site specific parameters and estimated costs. If you are searching for the perfect spot for your new home, our team of specialists will help you find just the right site.

 

Objective:

Help the client find the perfect lot for their new home.

Actions:
  • Present available lots within the client’s desired locations and budget.
  • Schedule site visits to potential lots.
  • Provide detailed information about each lot (e.g., size, orientation, neighborhood
    amenities, HOA information) (Utilize checklist provided in BuilderTrend)

We work with you to finalize the floorplan and structural options that are tailored to your family’s lifestyle.

 

Objective:

Select the home design that meets the client's needs and preferences.

 

Actions:
  • Review the Slient's ideas and inspirations.
  • Present floor plans that best meet Client's needs.
  • Select structural options to personalize the home.

Signing the contract is a significant milestone, and we celebrate it as the official launch of your home building adventure.

 

Objective:

Formalize the agreement and finalize the project's scope and cost.

 

Actions:
  • Present the final plan selection, structural options, and pricing.
  • Review and explain the construction contract and terms.
  • Obtain the client's signature and initial deposit.

This is Where the Fun Begins! You'll collaborate with our team to personalize your home, exploring our extensive collection of curated design selections for your personal expression.

 

Objective:

Finalize the home's design details and selections within 21 days of contract
signing.

 

Actions:
  • Guide the client through selections for finishes, fixtures, and features (e.g., flooring, cabinetry, countertops).
  • Sales to schedule selection meeting with Client via Zoom or in person.
  • Ensure all selections align with the client’s budget and preferences.
  • Answer questions from Chapter 3 of the Homeowner Guide.

We work with you and your lender to secure and close your loan prior to the start of construction.

 

Objective:

Secure funding to begin permitting & construction.

 

Actions:
  • Work with Client and TW team to obtain all information necessary to close the construction financing.
  • Work with Client & Title Company to schedule construction loan closing.
  • Communicate scheduled closing to TW Team.

Our team of experts obtains all necessary approvals and permits, so you can rest
easy.

 

Objective:

Obtain necessary permits and approvals to begin construction.

 

Actions:
  • Submit the final plans to local authorities for approval.
  • Address any revisions or requirements from permitting agencies
  • Secure all required permits.

The purpose of the Preconstruction Meeting is to conduct a comprehensive review of your final plans and specifications as well as the building process itself.

 

Objective:

Prepare for a smooth construction process. This meeting to be scheduled within 7 days of construction loan close. Superintendent & Sales to coordinate. Can be in person or via Zoom.

 

Actions:
  • Hold a pre-construction meeting with the client to review the project timeline and construction process.
  • Introduce the client to the project manager and construction team.
  • Discuss communication protocols and site access during construction.
  • Answer questions from chapter 4 of the homeowner guide.

Build the home according to the approved plans and specifications.

 

Actions:
  • Monitor progress and quality through regular site inspections.
  • Provide the Client & Sales Team with regular updates and schedule site visits.
  • Address any issues or changes promptly with Client.

The Welcome Home Orientation confirms that we have crafted your home with the highest level of quality you have come to expect from our brand.

 

Objective:

Present and demonstrate the completed home to Client.

 

Actions:
  • Superintendent & Sales schedule & conduct a Welcome Home Orientation with the client to ensure satisfaction.
  • Address any final punch list items.
  • Arrange for the closing, including final paperwork and payments.
Objective:

Complete the transaction and present the finished home to the client.

 

Actions:
  • Conduct a final walkthrough with the client to ensure completion of Welcome Home Orientation punch list items
  • Complete closing including final paperwork and payments.
  • Provide the client with keys, warranty information, and a welcome package.
